Site 9, the final development site within the North Kumutoto area of Wellington’s spectacular waterfront, will soon be home to a new boutique, base-isolated building. Flanked by the PwC Centre to the north, the Meridian Building to the east and heritage-listed Shed 13 to the south, the new building will enjoy views over the new Kumutoto landscape and out to the harbour beyond.
Site 9 on Customhouse Quay is located in Wellington’s CBD, only a few minutes’ walk from Lambton Quay, Parliament and the Wellington’s railway and central bus stations. The location is unrivalled for amenity in the immediate area with cafes, restaurants and recently-completed public open spaces on its doorstep.
The building's state-of-the-art base-isolated structure will provide seismic performance significantly greater than typical Wellington office buildings. Specially-designed foundations will provide ground improvement designed to prevent liquefaction and mitigate the potential for lateral spreading.
The building comprises four upper levels of Grade A office space with well-proportioned 900m2 floor plates to enable flexible, efficient layouts. These spaces all benefit from the building's extensively glazed facade, which maximises natural light and views over Wellington’s harbour and cityscape.
The ground floor will incorporate a mix of retail and hospitality and a main building lobby that will connect Customhouse Quay to the waterfront. Covered pedestrian walkways will provide shelter around the building’s entire perimeter.
The top two levels have been leased to a blue-chip tenant. Levels 1 and 2 are available for lease from September 2021. We are taking enquiries on these floors and the ground floor spaces.
Willis Bond’s proposal was selected as the preferred development option for Site 9 by owner, Wellington Waterfront Limited.
