Wynyard Quarter is always evolving with more eateries and public parks and spaces being added to the mix, says Roger Twose of Willis Bond.

With 91 residences from generous studios through to penthouse apartments enjoying panoramic views of the city lights and the Waitemata Harbour, there is something to suit everyone, says Roger.
"With the existing and future commercial buildings in the precinct, alongside the appeal of living in a central, waterfront area, the demand for residential offerings in Wynyard has been very strong."
The aim of the development is to emphasise the history and feel of Wynyard Quarter as an area with all the benefits of being by the water and the fresh ambience that entails.
The building was designed by Studio Pacific Architecture which has created a contemporary design with an emphasis on liveability and modernity, focusing on relaxed, open plan living.
"Each apartment features a 12sq m balcony and views range from the city lights, Daldy St Park, the 30 Madden courtyard and the Waitemata Harbour.
The apartments are designed to maximise light and will feature large, full height sliding doors to the balconies.
Stephen McDougall, director at Studio Pacific Architecture, says the building will be simple, striking and contemporary, yet timeless.
The off-white GRC frame is contrasted by the warmth of timber soffits, bronze coloured louvre screens, glazed balustrades and charcoal ceramic tiled panels.
"Thirty Madden will sit very comfortably with the newly developed and adjacent Wynyard Central and park and waterside setting of Wynyard Quarter."
Roger says a multi-level courtyard with a water feature and multiple access points will allow residents to enjoy their solitude in a more quiet area, or spend time enjoying the fresh air with friends or family.
"We worked closely with Panuku (Auckland Council's development agency) to ensure everyone involved would receive the best outcome, especially our purchasers who will not be faced with rental reviews or payments for the entirety of that period."
In addition to living in a stunning new home in a vibrant, exciting area, everything you need is right on your doorstep, says Roger, from the eateries and public spaces to Britomart and the ferry terminal.
"The Wynyard Quarter vibe is relaxed and welcoming, creating a real sense of community. With a cafe and boutique retail planned for the ground floor, you'll be able to grab your morning coffee and walk to work."
The apartments will feature European-designed appliances and tapware, fully tiled bathrooms, wool carpet, engineered timber flooring and a high stud height of 2.7m in all living areas and master bedrooms. No space is under-utilised with storage cupboards, wardrobe bays and plenty of cabinetry in even the one-bedroom apartments.
Each apartment layout will also have corresponding upgrade options and potential variations can be discussed and then assessed by the architectural and engineering team.
The build is targeting a Homestar 7 rating because sustainability is paramount, says Roger.
"The design team have taken the time to ensure the longevity and quality of the materials to promote a healthy environment."
That includes smart technology and energy efficient appliances. "These offerings and a waterfront setting arguably make the precinct Auckland's most desirable area."
The best way to inspect the plans is to make an appointment to view the 30 Madden display suite with an agent who will be able to use digital tools to walk potential buyers through the apartment layouts and the building as a whole.
"The inclusion of the courtyard, which will have native planting as a central feature of the development, creates an authenticity and a uniqueness."
The Western-facing apartments on the third level will open right out on to the courtyard, giving them a unique, tranquil outlook, he says.
"From studio apartments through to big three bedroom plus media room floorplans, there is something at 30 Madden to suit everyone no matter what stage of life they are at."
One of the features which should appeal is a prepaid lease which means there is no ground rent to pay for 128 years from the start of construction.
Roger says this new approach to leasehold land further heightens the appeal of living in the desirable waterfront location.
"There are three colour schemes to choose from allowing buyers to customise their home to suit their particular taste."
